Building Permit Application Process
Residential and Commercial
The following procedure is required to expedite the permit application and inspection process.
The plan review process by the Building Department is to ensure that all code requirements are met. Therefore, a completed application package will be required prior to review and issuance of a permit. The only exception to these requirements will be electrical service upgrade, re-roofing, various remodeling and mobile home set up permits. Please be sure all items are complete, or the Building Department will not be able to process the application
The Building Department will require a minimum of three (3) work days to review plans and and the permit will be issued after the complete application is filed. Plan review will not begin until a development order has been issued, if one is required.
All work that requires permits must be permitted prior to any work being done. Be aware of this requirement and the penalties for proceeding without a permit.
Submission Requirements
Development Order - If the development will take place within the county, applicant must supply a copy of the recorded deed. If you are not the property owner, a notarized letter from the owner must be attached stating that you have permission to build on said property. If you are within the city/town limits, you will obtain this development order from the city or town. If you are in the unincorporated area of the county, Jackson County Community Development will issue the development order.
Permit Application - Must be properly competed and signed by owner or contractor. If owner is planning on acting as own contractor, whether building or electrical, a disclosure statement must be filed with permit.
Building Plans - Building plans must show front, rear and end view elevations, floor and foundation plans, truss design details, plumbing and electrical plans, wall sections, HVAC lay-out, square footage calculations for living area-heated and cooled, porches and garage, and clearly display the builders and owners name(s). (Residential - 2 sets needed; Commercial - 3 set needed)
Sewer and Water - Applicant must have a Health Department septic tank permit or letter of commitment from providing authority.
Florida Energy Efficiency Form - Applicant must complete a Florida Energy Efficiency Form. This must be signed by preparer, owner, or contractor.
National Flood Insurance Program - If necessary, an elevation certificate from a registered Land surveyor indicating lowest floor elevation is required.
Additional Requirements for Commercial and Multi-family Projects
Site plan - site plans musts be prepared by an engineer and should indicate storm water run-off retention and treatment, parking area layout, traffic flow, etc.
Fire Marshall Review - The site plan will be reviewed for compliance with the Life Safety Code, which costs 3 cents per square foot. This fee will only be assessed to commercial/industrial buildings.
